Best suburbs to rent on the Gold Coast in 2026

Median rents, commute times, and what each area is actually like to live in.

Gold Coast median rents went up 8% in 2025. A two-bedroom apartment that cost $550 a week in Broadbeach two years ago now lists at $620+. The good news: some suburbs still offer decent bang for your money, and knowing where to look saves you weeks of scrolling realestate.com.au.

Southport

Median rent for a two-bedroom unit sits around $520/week. That's the lowest of any suburb on the light rail line. You get tram access to Surfers, Broadbeach, and Griffith Uni without needing a car. The Chinatown precinct has the best cheap eats on the coast, and the Broadwater is a five-minute walk from most apartment blocks. Some of the older buildings haven't seen a renovation since the 90s, though, so inspect in person before signing anything. Moving to Southport? We've got you covered.

Nerang

Nerang is where renters go when they want a house, not a unit, without paying beachside prices. Three-bedroom houses rent for $600-680/week. You're 15 minutes from Robina Town Centre by car, 10 minutes from the M1, and the train station connects you to Brisbane in about 80 minutes.

It's not glamorous. There's no beach within walking distance. But if you need space and a garage for under $700, Nerang is hard to beat.

Robina

The family suburb of choice. Robina Town Centre is massive, Bond University is next door, and the schools (both public and private) score well. Two-bedroom apartments go for $560-620/week. Three-bed townhouses run $650-750.

Robina feels suburban. Quiet streets, good parks, everything you need within a 10-minute drive. The M1 is close, so commuting north to Brisbane or south to Coolangatta is easy enough. Families move here and tend to stay.

Burleigh Heads

If you want the beach lifestyle but find Surfers too hectic, Burleigh is your answer. The village strip on James Street has some of the best cafes and restaurants on the Gold Coast. The headland walk through the national park is worth the 30 minutes every time. The Sunday markets at the foreshore are worth your morning.

You'll pay for it, though. Two-bedroom apartments start at $650/week and go well past $800 for anything with ocean views. Parking is a nightmare in summer.

But if you can swing the rent, Burleigh is hard to leave once you're there.

Coomera

Coomera keeps getting bigger and it's the most affordable option for families who need to commute to Brisbane. Three-bedroom houses rent from $580-650/week. Westfield Coomera opened in 2018 and there's a train station with direct services to Brisbane Central.

It's new-build territory: lots of estates, limited old-suburb character. Don't move here expecting beachside cafes. But if you want a modern house near the train for under $650, it's worth a look.

Labrador

Labrador sits on the Broadwater and is underrated. Rents are lower than neighbouring Southport, with two-bedroom units around $490-540/week. The Harbourtown outlet centre is walking distance. You're one tram stop from Southport and two from Surfers. The waterfront parks are great for families and dog owners. It doesn't have the nightlife of Surfers or the cafe scene of Burleigh, but that's part of the appeal if you want somewhere quiet to come home to.

Pacific Pines

No beach, no tram, limited nightlife. That's exactly why families with young kids pick Pacific Pines. Three-bedroom houses run $620-700/week. There are multiple primary schools and a state high school within the suburb. Westfield Helensvale is a short drive, and you're 10 minutes from the M1. It's quiet after 8pm and the neighbours actually know each other.

Broadbeach

Broadbeach is Surfers Paradise's calmer neighbour. The dining strip on Oracle Boulevard and Victoria Avenue is the best on the coast. Kurrawa Beach is less crowded than Surfers. The Star casino and convention centre are here. Two-bedroom apartments rent from $600-700/week.

It's a premium suburb. You're paying for walkable restaurants, beach access, and light rail on your doorstep. If you work in hospitality, tourism, or events, living in Broadbeach means you might not need a car at all.

How to pick the right suburb

Start with three questions:

  • Do you need to commute to Brisbane? Coomera or Nerang. Both on the train line.
  • Is beach access non-negotiable? Burleigh, Broadbeach, or Mermaid Beach. Budget $600+/week for a two-bed.
  • Family with kids and need space? Robina or Pacific Pines. Best school access, quietest streets.
  • Want nightlife and walkability? Surfers or Broadbeach.

Then check the actual listings on realestate.com.au and Domain, filtered by your max weekly rent. Medians shift week to week, so filter by your actual budget. A tenant who looks good on paper with solid references can often negotiate $20-30 off the listed price, especially if the property has been listed for more than two weeks.

If you're torn between two suburbs, go spend a Saturday morning in each. Walk around, grab a coffee, see where you'd park. Listings don't tell you what a neighbourhood feels like at 7am.
